How to Buy a Property in Spain:

Whether you’re buying a brand new home or a resale property in Alicante or Murcia, the process is straightforward and designed to protect you as a buyer. Here’s what you can expect:

Get Your NIE Number
This is your Spanish tax identification number. It’s required for all property purchases in Spain. You can apply at a Spanish consulate or local police station.

Open a Spanish Bank Account
This will make it easy to pay for your property, utilities, and other expenses.

Reserve Your Property
Found the perfect home? Reserve it with a small fee and sign a reservation contract. Usually, you’ll pay a 10% deposit within two weeks.

Legal Checks
Your lawyer will check that everything is in order—ownership, debts, building permissions, and community fees. We always recommend using an independent solicitor.

Arrange Your Mortgage
Non-residents can usually borrow up to 70% of the property price. Residents can borrow up to 80%.

Sign at the Notary
You’ll sign the official purchase deed (Escritura de Compraventa) at the notary’s office. This is when you pay the remaining balance and all taxes and fees.

Register the Property
Your new home will be registered in your name. You’ll also set up utilities and community fees.
